August Market Update for Louisville South

As your local 8z REALTOR and market expert, it is my pleasure to offer you this current market update in the southwest neighborhoods of Louisville South including Centennial, Heritage, Cherrywood, and Coal Creek. Stay tuned each month as I present updated information for this market.

 

Louisville South subdivisions were very active this year. Right now, the market has slowed down and there are not many homes for sale. There is just no place to go if owners sell their existing home and look to purchase something new or in the area. The cost of the homes in Louisville continue to go up in value, which stalls the resale market. It will probably sit quiet until spring comes around. Everyone is pretty well settled in.

 

Overall demand has been very high and this is true especially between the $400,000 to $600,000 price range. There are currently only two homes for sale in that price range in the Louisville South location.

Right now the market is sitting a bit stale, based on the inventory, timing, (with school starting tomorrow), and the quality of the homes available. At this time, the high end homes are overpriced and the lower end homes don’t have much to offer, because of condition and location.

 

Stay put for now, unless you have a lot of equity in your home and can move up to a much more expensive home. Another option is to move out of the area and purchase a new home in areas such as Arvada, Westminster, Broomfield or Erie.
